Almost ten years ago, we aligned ourselves with a major originator of CMBS loans with the goal of creating our own conduit loan program. This Private Label loan program has been highly successful because of significant built-in advantages.
Our Private Label program offers the benefits of a typical conduit loan (higher loan amounts, competitive rates, longer amortization schedules, etc.), while minimizing, if not eliminating, many of the shortcomings of typical conduit loans. Critical to our success with this program are the following customized features:
- We control the loan approval process. The Loan Application and Loan Commitment are issued directly by INTERVEST to the borrower.
- We control the due diligence process. We order all third party reports including the appraisal, environmental, property condition and seismic reports.
- All of this work is done in our Seattle office, including coordination of the loan closing process.
By managing these processes, we ensure that our client receives the personal touch that is so often lacking in the conduit loan process.
While our rates and terms will be competitive, it is also important to note that the loan can be structured creatively to adapt to unique challenges of a particular property.
